This depends on a number of factors, including the material and type of garage door and whether the garage door opener will be replaced. The average price of a new garage door is anywhere from $2,000 – $10,000, which includes the garage door itself, labour, and any hardware or accessories.

At Overhead Door Company of Lethbridge, Calgary & Cranbrook, we offer garage door repairs, including emergency same-day repairs. If you need a garage door repair, give as a call or fill out our contact form under your location.

Our garage door technician will visit your property, identify the issues, and provide a quote for the proposed repair. We won’t do any repairs until we have your approval. Once we have your approval, we will get to work on the repairs and test your garage door to ensure that it’s functioning properly.

Many of our residential garage doors can be painted. Please see your owner’s manual for specific painting instructions. In addition, most of our commercial doors can be powder coated. We offer 197 powder coat colors to best complement the look of your home or your facility.

Damage to a specific area of the garage door or panel is a common issue. Depending on what type of damage and where it’s located, a repair on one section or panel is possible. However, keep in mind that if you have an older garage door, it may be more valuable to replace the full door instead of only repairing a section.

R-Value refers to the measure of thermal efficiency. The higher the R-value, the greater the insulating properties of the door. Overhead Door Company uses a calculated door section R-value for our insulated doors. We have several door styles to meet your insulated door needs for both residential and commercial applications. View a list of all doors and their R-values here.

You can find the owner’s manual for all products on Overhead Door Corporation’s owner’s manual page.

When it comes to garage door maintenance, it’s important not to handle more complex garage door repairs such as any work to high-tension springs or the garage door itself. These components can cause serious injury without the proper safety training and equipment.

You can do light maintenance to keep your garage door functioning well, including:

  • Lubricate moving parts
  • Listen for strange noises
  • Test auto-reverse safety features and sensors
  • Inspect the rollers for damage and wear
  • Inspect the door for any balance issues

Garage doors typically have a sticker on the lower left-hand or right-hand corner with the company name, logo, and make and model details.

Commercial Doors

Commercial garage doors are manufactured for commercial purposes, such as office buildings, retail stores, hospitals, manufacturing facilities, the automotive industry, and other commercial properties.

Commercial garage doors play a significant role above and beyond simply allowing for entry into the building or area. They provide protection and security when storing vehicles or inventory, aid in air ventilation, and can come with windows to allow for more sunlight. They help with the workflow for industries that continuously load and unload equipment.

The main differences between residential and commercial garage doors are their application and design. Commercial garage doors are typically larger than residential ones and are engineered for heavy use. Commercial garage doors are also made of different materials, depending on their purpose.

At Overhead Door Company of Calgary, Lethbridge & Cranbrook, we offer the following types of commercial garage doors:

  • Rolling Steel Doors – Ideal for commercial or industrial spaces with plenty of side room and headroom to work with, as these strong and durable doors can fit openings of up to 1500 sq. ft.
  • High-Speed Metal Doors – Ideal for businesses that experience high traffic for efficiency. Our springless high-speed metal doors can open up to 80” per second and are engineered for a large number of cycles.
  • Sectional Steel Doors – One of our most popular garage door products, sectional steel doors are reliable, cost-effective, durable, and low maintenance.

  • High-Speed Rubber Doors – The petrochemical-resistant rubber curtain is designed for extreme, heavy-duty applications. The material is reinforced with a polyester weave for increased strength without adding more weight. High-speed rubber doors can withstand harsh work environments, such as chemical plants, heavy-duty manufacturing, and industrial settings.

Steel garage doors are among the most popular options because of their overall value and design options. Insulated steel doors are great for thermal efficiency, strength, durability, affordability, and fire-resistant attributes.

Commercial high-speed doors are springless doors designed for high cycles and can efficiently open up to 80” per second. They are ideal for commercial environments that experience high traffic or require access to the building many times a day.

At Overhead Door Company of Calgary, Lethbridge & Cranbrook, we offer the following types of high-speed commercial garage doors:

  • High-Speed Metal Doors – Engineered for frequent use and with different design options to meet the aesthetics of the business. High-speed metal doors are commonly found in auto body shops, independent commercial garages, warehouses, industrial facilities, and parking garages.
  • High-Speed Insulated Fabric Doors – Our RapidFreeze™ high-speed door is designed for interior applications such as a freezer and cooler area. The insulated curtain prevents heat loss and condensation with an optional heated curtain to meet the different thermal needs of certain facilities. Insulated fabric doors are commonly found in food and beverage packaging facilities, food and beverage distribution centres, commercial kitchens, commercial food prep facilities, and warehouses or distribution centres that supply perishable items.
  • High-Speed Fabric Doors – High-speed fabric doors come in both interior and exterior applications.
  • High-Speed Rubber Doors – Built for extreme, heavy-duty environments such as heavy manufacturing, warehouse, distribution centres, and auto/transit centres. High-speed rubber doors are petrochemical-resistant and reinforced with a polyester weave to add strength without the extra weight. Patent-pending curtain lock allows the door to withstand pressure, and the strong rubber material can handle extreme outdoor conditions. Rubber is also a natural insulator, which can help with energy costs.

Commercial rolling garage doors are designed with rolled-formed slats that roll up into a coil above the garage opening. They are ideal for applications with plenty of headroom and side rooms, such as large warehouse bays, mills, and distribution centres. Some of the benefits of commercial rolling doors are that they use less space and are extremely durable. Learn more about commercial rolling doors here.

Much like sectional residential garage doors, commercial sectional doors are made of several panels. Commercial sectional doors are typically larger than residential garage doors and engineered for heavy use. Learn more about commercial sectional doors here.

Commercial wind load doors are specifically engineered with components that safeguard against high winds and heavy storms. They can resist buckling and bowing against the intense pressures of severe weather.

When choosing an agricultural door, it’s important to consider size, ease of access, installation, repair, weatherproofing, ventilation requirements, safety features, insulation level, and new garage door technology, to name a few. The ease and convenience of your agricultural door can make a significant difference in your daily operations.

Weatherproofing and ventilation requirements are essential for barns or buildings where livestock will be housed. Our knowledgeable team at Overhead Door Company of Lethbridge, Calgary & Cranbrook can work with you to ensure that your agricultural door meets farm health and safety regulations.

All overhead doors must meet strict safety regulations in their design and installation. Regarding agricultural doors, important considerations must be met for specific applications. These can include (but are not limited to):

  • Adequate ventilation and weatherproofing for livestock
  • Proper design and security to prevent rodents and birds from accessing grain or feed
  • Safety features for high-traffic agri-businesses
  • Security features for agricultural buildings that house expensive equipment, tools, and inventory

The cost of an overhead door depends on the size and type of the agricultural doors, including the type, material, insulation, safety features, technology, accessories, hardware, and more. Contact us to receive a quote for the agricultural door you need.

When it comes to any overhead door installation, there really is no definitive answer. The length of the installation time depends on a few factors, such as the size of the door, how complex the installation is, weather conditions, and more. After your initial consultation, our garage door technicians can give you an estimated time, so you know what to expect.

The technician will then test the garage door system to ensure it works safely and properly. This process alone can take about 4-6 hours. Depending on the success of the installation, your technician will either consider the job complete or need additional time to fix any issues.

Our agricultural doors can be used for livestock shelter, farm equipment storage, farm repair shops, crop and seed storage, barn doors, ranch doors, agricultural hangars, horse arenas, greenhouses, and more.

This depends on the application and the size of your building. If you are storing heavy equipment such as tractors and harvesters, you’ll need a wide door to ensure that equipment can fit through. However, a wide door is unnecessary and may be more costly in terms of installation and energy use if you use the building to store grain and feed, for example.

Planning ahead will help you save on operating costs. Our experienced team at Overhead Door Company of Lethbridge, Calgary & Cranbrook can help you design your agricultural door.

Garage Door Installation

A new garage door installation on an existing structure typically takes about 4-6 hours to complete.

We strongly recommend hiring a professional garage door technician to install a new garage door. Consider the time it takes to learn about garage door installation, acquiring the tools and equipment needed, and troubleshooting common issues. Most importantly, professional garage door technicians are trained and certified on safely installing, repairing, and servicing residential and commercial garage doors.

Garage Door Repair

Garage doors, like any mechanical system, can experience various issues over time. Some of the common problems with garage doors include:

  • Broken springs
  • Misaligned tracks
  • Worn rollers
  • Faulty garage door opener
  • Broken cables
  • Damaged panels
  • Sticky or noisy hinges
  • Sensor malfunction
  • Weather sealant problems

To extend the life of your garage door and keep it functioning smoothly, we recommend scheduling a routine garage door service every year. An annual service will help prevent emergency repairs and potential issues that can be costly.

At Overhead Door Company of Lethbridge, Calgary & Cranbrook, we offer garage door repairs, including emergency same-day repairs. If you need a garage door repair, give us a call or fill out our contact form under your location.

Once we have your approval, we will get to work on the repairs and test your garage door to ensure that it’s functioning properly.

The easiest way to determine if your garage door is through a manual inspection:

  • Close the garage door using the opener or by pulling the emergency release cord to disconnect the opener.
  • Lift the door manually to the halfway point and then release it gently. A balanced door should stay in place without moving up or down. It shouldn’t drift open or slam shut.

If you suspect that your garage door is not balanced, give us a call and we can provide services.

For more significant repairs or issues involving the door’s critical components, it’s best to hire a qualified and experienced garage door repair professional. Garage doors have high-tension springs and heavy components that can make it dangerous to repair yourself.

Garage Door Opening & Closing Issues

There could be a number of reasons your garage door fails to fully close. First, check the sensors and make sure there are no obstructions that’s causing the sensor to trigger the door to reopen. The auto-reversal is a critical safety feature to prevent accidents. If there are no objects in the way of the sensors and you’ve tried simple troubleshooting techniques, give us a call and we can help.

To use the manual release on your garage door, be sure the door is closed. Pull the emergency release cord, manually open the garage door, and return it to the down position. Pull the emergency release cord toward the door and reconnect the trolley to the opener carriage.

A squeaky or grinding noise is one of the most common garage door issues. Typically, a noisy garage door indicates a problem with the rollers, loose nuts and bolts, or worn tracks. If lubricating the garage door doesn’t work, give us a call and we can identify the cause of the noise.

Common Garage Door Problems

Frayed garage door cables need to be replaced as damaged cables increase the risk of them breaking while operating the garage door. If your garage door cables are frayed, we strongly recommend not to attempt replacing them yourself and instead, call us for a repair as soon as possible.

Rust spots are normal over time and are caused by water and air coming into contact with the metals. You’ll see more rust spots at the bottom of the door where moisture from rain, ice, and snow is more likely to sit.

If the garage door spring is broken, refrain from operating the garage door and be sure to let other members of your household know not to use the garage door.

Never attempt to fix high-tension springs yourself as it’s dangerous and can lead to serious injuries.

Call us as soon as possible to schedule a spring replacement for your garage door.

We strongly recommend against replacing your own springs as it can be extremely dangerous.

Garage doors have high-tension springs that can cause serious injury without the proper training, tools, and equipment to service them.

Take a tape measure and your phone or a paper and pencil to take notes. Measure the:

  • Width and height of the opening
  • Distance from floor to ceiling and headroom
  • Side room on either side of the opening

Garage Door Openers

This depends on a number of factors, such as the age of your garage door opener, the issues you face with the opener, and whether you want modern features. Many customers opt for a replacement if the garage door opener is old as modern openers come with advanced technology features such as WiFi and smart phone capabilities and vehicle compatibility.

Yes, an old garage door opener can be installed with a new garage door.

As a general rule of thumb:

  • A single garage door can operate with an opener that has ½ HP or 500 N motor
  • A double garage door requires a ¾ HP or 700 N motor to operate

The drive type is simply how your garage door moves the trolley along the guide to open and close the door.

  • Screw drive – Screw drive openers are known for their power and speed, making them ideal for high-speed overhead doors for warehouses and commercial garages. At Overhead Door Company, our screw drive openers feature a direct drive system that transfers more power from the motor without using a gear reduction system.
  • Chain drive – As the name implies, chain-driven openers use a chain to move the door open and close. Chain drives can be used for most garage doors and are an economical and reliable option as they’ve been around for many years.
  • Belt drive – Belt-driven openers are some of the quietest on the market, making them ideal for residential garage doors. Belt openers are strong, durable, and produce less vibration.

If your garage door light bulb burns out easily, it could be an issue with how the garage door opener is mounted. The delicate filament in the light bulb is fragile and can break when the light bulb is shaken or bumped. Be sure that the garage door opener is mounted securely to prevent vibration.

Any garage door openers that are manufactured after 1980, you can purchase an Overhead Door® Master Remote from us. Any openers that are manufactured before 1980 no longer have replacement remote controls available and must be upgraded with a new receiver kit.
